Up At Night ? Interviews with Business Owners: Tony Joe and Susan ...

?Up At Night? is an ongoing series of interviews with small business owners. I am celebrating interview #10 with Tony Joe and Susan Froher of ?Tony Joe and Associates. The goal is to tell a story in which other small business owners will find encouragement, ideas, and confirmation that what they are experiencing is shared by others!

These interviews are about extending our sense of community as small business owners.

Everyone I work with or interview holds a unique place in my mental filing system, and sometimes in my heart. For Tony and Sue it is both. And what makes Tony unique is a quality I found in him right from the beginning: he is one of the most committed and generous men I have worked with. His willingness to tackle head-on issues preventing him from taking the next big step in his life and his profession are remarkable. Once we agree that something needs to be done, no matter how stomach-churning, I can count on Tony to take care of it.

Tony?s generosity is known throughout his community. From his work with the Greater Victoria Coalition to End Homelessness, to his leadership as vice-chair of the Victoria Dragonboat Festival Society Tony finds more ways to support his community in a week than most people do in a year.

Susan is every bit the leader in their business that Tony is. Her grasp of financial and operational details combined with more energy and focus than most of us got handed out, are remarkable. Susan has that relentless forward-looking focus that is so hard to find in business-owners and entrepreneurs. With some business owners it can take months or years of repeated ?re-focusing? before a commitment to make a change is fulfilled. With Susan, it is seldom more than a matter of days.

As a team Tony and Sue are remarkable. They complement each other perfectly and move through their world with a confidence and open energy that is a pleasure to be a part of.

I am always a fan of my clients? businesses. But with Tony and Sue, it is beyond that norm. Their years of experience, their relentless insistence that things be ?done right?, and their non-stop giving back to their community make me ask, ?If you live in Victoria and aren?t buying or selling your home with Tony and Sue, I would really like to know why.?

This is my second interview working with photographer Kurt Knock.

Tony & Susan, where did you get started?

Tony: I started 1n 1991. Early on I was part of a two-person partnership for 7 years. In 2004 I took a directorship with the Victoria Real Estate Board (VREB). In that position I heard a speaker talk about the power of leveraging a team of Realtors. I was the first person to start the kind of team in this market.

The structure we started was unique in that we?weren?t?a partnership, or just a large group of agents sharing an office and admin costs. The structure we adopted was that of a lead listing agent and a team of buyer agents, and an office administrator. That was new around here.

That team approach suited me well because it early on enabled me to focus on my strengths and delegate the rest to other team members.? I also think there is a lot more in this kind of structure for my?team-mates?than there is in a more traditional ?office? of Realtors who are really not doing much more than sharing administrative costs. What we have had since 2004 truly is a team.

Susan: I started in 2005. I got ?hired? by one of Tony?s team-mates. The only problem was that person never cleared it with Tony! So when this person was let go I was out of a job!

Tony stayed in touch over the next two years. Then when another position opened up on the team in 2007, I got a call! I have been part of Tony Joe & Associates ever since.

Tony: I have been in sales pretty much right out of high school.? I sold steaks at the Keg, sold vacuum cleaners door to door (I learned a lot on that job), and sold cars. As a car salesman I bumped into a Realtor who brought his car in for servicing. He told me I should get into real estate. I was 19. I started with the Century 21 training program at the time and I loved it.

Susan: I got into it just because it was a job. I had done lots of sales. Everything from fish to photocopiers. I started to work for someone but never had a desire to be a Realtor. In fact when I lost my job with the first Realtor, I?didn?t?just jump back in? I kind of went ?now what???

What I love about it now is that I am always busy, and always busy helping people get to where they want to go in their lives? and the parts I don?t enjoy are solved by being part of a great team!

?

What is your biggest challenge right now?

Susan: Consistency. The market and the community are see-sawing so much.

Tony: For me it is responding to how prospects are found. Before the internet people called for information on a listing and you had the chance to engage them in conversation and begin a relationship. This would start both a possible life-time customer relationship, and at that moment, the steps towards conversion and close. Ads in print worked. Now there are no more drive buys, no more calls. Everything a buyer might want to know is on the Internet. Buyers can do all their research there, and by the time to connect with you they have already made most of their decisions.

The challenge is to find new ways to connect with people? connecting with your community and building relationships sometimes long before anyone is thinking about buying or selling a house.

On the plus side it is a lot harder to hide behind being a ?big name? or behind flashy advertising.? So much of what people want to know about homes is on the Internet, the house is just a commodity. So the relationship matters more than ever if you want to make a difference.

What do you see as your greatest opportunity right now?

Tony: New ways of making connections. Social media, more and more face-to-face opportunities, and becoming increasingly engaged with my community.

Susan:?We are also re-committing to tending our database of past customers. And tending to those customers! Increasingly too, we are making financial management, especially managing our cash flow, a priority. The rises and falls, the annual curves, have to be planned for.

Tony: During the dips in those curves, we are increasingly seeing them as ?opportunity time? rather than ?down time? We spend so much of the year working flat out on business, we are welcoming the periods when we can take a breath, focus on our past customers, and focus on taking the time for people in our community.

?

What do you see as your greatest success?

Susan:?we have spent a few years getting there, but having a functional team that really gets stuff done. We are working on streamlining the administrative side and already seeing the magic in that.

Tony: Yes, really having committed to systems. We are seeing the benefits of consistent follow-up on our database. This is crucial. Those constant touches through the sales process and afterwards are important.

Susan: In the team we have in place and the systems we have committed to, Tony is able to see his ideas becoming a reality.

Tony: That we are at a point in time when we can free some of my mental real estate to lead the team. Sue and my team are taking stuff out of my brain and getting it done. I thought I was good at a lot of things, but it turns out I suck at them and realizing that is a huge success for me. I have no more desire to juggle everything that has to be done.

We have realized that once you have a team and systems functioning on this level, you can?t go back an more.

What concerns you in the business environment right now?

Susan:?The financial crisis that?doesn?t?seem to end. Canada is very much impacted by that. The biggest hit for us is the lack of consumer confidence. Even though the economy here in Victoria is OK, the confidence is still lacking.

Tony:?I?m?not concerned.?I?ve?been here before. I just see this as a challenge and an opportunity to weed through the noise and find those who really needs us right now. In this economy there is a greater need than ever for professionals who really know what they are doing to help people buy and sell their homes in a challenging economy. That is great for us. I know?I?m?less effective with less motivated clients, and this economy is creating a lot of motivation!

I guess I am concerned about the reduction in credit limits under the new mortgage rules. We are definitely seeing people shut out of the market who would have qualified in the past.

What?s next for Tony Joe & Associates?

Susan:?We are looking at some options around profit sharing and performance-based pay for team members. Having reviewed the way we work, we are also looking at switching the focus in our office from administration with some marketing on the side, to administration with a primary marketing focus. With the great computer-based tools we have, and a new commitment to systems, we want to shift seeing the office as a cost?centre?to being a revenue driver.? We really want to see how far we can push that.

Tony:?More mental real estate I can give up!

Susan:?We have a small business, so the admin/marketing position has so much impact on our success. Previously we had no clean or obvious way for admin to impact the bottom line positively. But by really looking at the way we are doing things, committing to maximizing our systems, and looking at sharing the wealth in new ways, we want to change that.

Finding the right person for that job is easier when you know what you are looking for. And we have a clear sense of what we are looking for.

Tony: We are in another era of development in our business where we are working to become even more sustainable. We are becoming more efficient, moving towards a low-paper office, and finding better ways to communicate.

We want more time for our family [Tony & Sue have 2 young children]. The kids are getting older so priorities change, but at the same time we can?t cut back on the work that needs to be done.? I want the best of both worlds!

Campers fight cancer with creativity, social media

Campers at JCC Camp Chi in Wisconsin fought cancer creatively this past summer. Fifty Staff-in-Training (SIT) participated in a pilot curriculum based on the Twist Out Cancer (TOC) project. TOC is a virtual community founded by 30-year-old lymphoma survivor Jenna Benn, through which individuals affected by cancer create a profile distinguishing his or her individual "twist" on fighting cancer. This twist becomes a collection of videos, posts, songs, pictures, or other media gifted to the survivor by anyone who chooses to respond.

This past summer, on a Saturday dedicated to the project, Benn engaged campers in a discussion about her fight with cancer, creating TOC, and how social media played a huge role in her persistent positive attitude. Before she got sick, Benn loved to dance; one day she posted a video of herself doing the twist and invited others to share their own videos. She got thousands of responses and realized the power of video to connect survivors and supporters.

Using the TOC Web-based platform, campers were challenged to respond to three survivors, to create a piece of art, to film a carefree, childhood moment, and to share their own inspiring stories. The SITs enthusiastically spent the day under Benn's guidance, working together on their gifts. "They were not only willing to participate and give back in a meaningful way, they were motivated to continue to bring TOC's message back to their respective communities," said Benn.

?"They experienced the importance of supporting those in need and have been inspired to continue this type of work," said Jamie Lake, assistant director of JCC Camp Chi. Each summer, staff at JCC Camp Chi find new and creative ways to bring Jewish values to life through hands-on and meaningful activities. The TOC project embodied the Jewish value of caring for the sick, bikur cholim. SITs are no strangers to helping others; they have organized recycling, helped clean after the Lake Delton flood, and volunteered at Habitat for Humanity, to name just a few of the many projects.

"We discussed that bikur cholim?(visiting the sick) is a responsibility not only of an individual but of the community," said Rachel Jacobsohn, SIT `12 .

The TOC project engages the community in bikur cholim through social media. Through that medium, Benn's vision has touched countless lives, and it was the catalyst that brought the project to JCC Camp Chi. Growing up, both Lake and Benn attended Birch Trail Camp, and later reconnected through Facebook. Through updates, Lake learned about TOC and contacted Benn to find out how JCC Camp Chi campers could be involved in the project. ?

?"At the time, Jenna was working with a professor at Northwestern University, to develop an educational curriculum, and we volunteered to try it out over the summer," Lake said. TOC was used as a case study by Danny M. Cohen's, PhD., Program Development & Implementation class. Students analyzed and critiqued the TOC initiatives and created an action plan for sustainability, including programs and evaluation methods that will help TOC grow in the future. ?

"It was one of the best things I've done at camp in years," Lake said. "The kids were so into it."

"At the end of the session, as I looked at my entire SIT class going crazy doing the Twist, I was overcome with an intense sense of teamwork and genuine satisfaction," Jacobsohn said.

"This group demonstrated remarkable leadership and creativity," Benn said. "It was wonderful to witness an incredible transformation. They learned a lot about each other, and their relationships were undoubtedly strengthened from it."

Environmental group says don't "blow" this opportunity when it comes to wind energy incentives

ROANOKE, Va.?

"Our message today to Congress, don't throw wind off the fiscal cliff," says Sarah Bucci, Environment Virginia.

The clock is ticking and this group doesn't want to be caught under the buzzer.

Explains Bucci, "Incentives are benefits in place to build wind farms here in Virginia. So, it's important for this budding industry that we extend these credits at the national level as well as well as all of our own state policies."

Environment Virginia says as of December 31st incentives which would help build wind turbines, such as these, will run out.


Environmental and health experts say this clean form of energy is where our cash strapped, fuel dependent nation should go.

"I'm concerned about protecting Virginia open spaces, but we need to develop renewable resources -energy resources as an alternatives to fossil fuels," explains former Roanoke City Council member Dr. Rupert Cutler.

But, wind farms aren't always popular.
A proposal to bring about 15-turbines to Poor Mountain in Roanoke County met mixed reviews last year.

"It doesn't seem that anywhere along the way we've looked at the ecological aspects," said Wind Project Opponent Ed Kinser in September 2011.

Wind Project Opponent Bert Bondurant agreed during that same interview in 2011, "And i have a concern that the board of supervisors doesn't fully appreciate the treasure that is esstenially in their trust to preserve."

Many are concerned about adding an eye sore on the ridge.
But, others say the area is far from untouched.

Says Sierra Club Conservation Chair Dan Crawford, "Poor mountain is not pristine. If you go up there that's where we have our antennas and microwave towers."

Many wonder the status of the Poor Mountain project.

Roanoke County Board of Supervisors Chairman Richard Flora says even though Roanoke County amended its zoning and set conditions for wind use, it hasn't heard from the group since those changes have been made.

Invenergy, the group behind the Poor Mountain plan, says it continues to "work on development plans" and looks forward to working in Virginia.

What is a Straw Buyer? Is it Legal? | Law Office of Peter Cameron ...

If a buyer has poor credit and is unable to obtain financing for a large purchase like a home, ?a ?straw?buyer? is ?sometimes used. ?A ??straw buyer? is a person who makes a purchase on behalf of another person. ?It is not necessarily illegal to use a straw buyer, except when the transaction involves fraud.

The real buyer promises to make all the payments and may pay the straw buyer for the use of his or her credit. Banks dislike the use of straw buyers because the arrangement increases the risk of default on the loan without the bank?s prior knowledge of that risk. The activity is also risky for straw buyers, who may be held legally responsible for the debt they incurred on behalf of others.

Straw buyer schemes are one of many types of California real estate fraud. ? What typically happens is a real estate agent or broker finds an individual with good credit. ?This person is ?known ?as the ?straw?. The Straw Buyer is willing ?to buy a home for another person. This other person may be a friend, family member, stranger, or even a fictitious individual who the agent explains simply cannot acquire a loan because of ?poor credit.

The real estate agent ?or broker might ?offer the ?straw buyer? a large amount of money (sometimes between $5,000 and $10,000) to sign the paperwork using his/her name and other personal information to secure the loan. The straw buyer has no intention of ever living in the home or making payments on the home. Some straw buyers actually ?believe they are ?doing good? by simply helping another less fortunate person (similar to a cosigner).

Straw buying becomes illegal when the agent or broker sells the home to the straw at an inflated price to achieve the goal of increasing his/her commission. ?Or the agent / broker will convince the straw ?buyer that he/she is helping a buyer purchase the home for a great deal. ? This ?deal? will allow the straw buyer ?the opportunity to split the profit when the agent and owner resell the property at a much higher price. This type of scam may also be referred to as illegal property flipping.

Mortgage brokers might also use false documents that allow the straw to purchase the property, even if his/her income wouldn?t otherwise allow him/her to be able to make the purchase. ?The straw buyer then signs paperwork not knowing that even the notary may in in on the scam. ?This allows the notary to answer any questions so that the transaction appears to be legitimate, when an unsuspecting straw has questions.

The result of this scam gives the real estate agent / broker, mortgage broker, notary, and anyone else who was involved the loan proceeds while the straw unknowingly assumes the mortgage. When he/she doesn?t pay, the bank forecloses on the property, and the straw buyer ends up with losing his/her good credit, possibly declare bankruptcy, and faces possible criminal charges.

My Ideal Client by Scott Devenney - Fitness Newspaper

I am writing this article off the back of a conversation I had with a very clever guy (Dan Norman) when I was needing some advice over a new website project I will be launching in the new year. After just over an hour of chatting with Dan it was clear that it wasn?t just my website that needed defining but my business as a whole, and I realised that I need to challenge my beliefs, my thought processes and my training systems to really define my business.

?

Basically, I need to make it clear to myself and to anyone that I come into contact with, what exactly it is that I do. I also need to define how being a coach, trainer, educator and movement specialist can benefit prospective clients so that I can work on attracting the clients I want to work with and keeping away those that don?t fit my model of a ?good? client.

Who Do I Want to Work With?

If any trainers are out there reading this, then they understand the dilemma of the ?crap? client ? those people who suck the joy out of the job; who want a personal trainer to do all the work; and who maybe even want someone to blame when they inevitably fail. I have experienced those kinds of clients myself ? they come and, at some point, they go, and in my experience it?s better to tell them to get lost sooner rather than later ? they only hold your business back and the little finance they provide doesn?t pay for the energy and drive they sap!

So, who do I want as my clients? I want athletes! Now this may seem a bit elitist but it?s not the technical ability that I crave or the top-end conditioning with all the skilled exercises that are above and beyond what the general public can do. Whilst this aspect is fun, I still get the same pleasure out of taking someone with very little skill and getting drastic improvements within minutes of them warming up, or seeing someone change the way they run, move pain free, or knock a stone off the scales within a 4 week period.

What all my real success stories have in common is not physical/technical ability or favourable circumstances, but simply an ?athlete?s attitude?! Bill Bowerman (cofounder of Nike) said that ?if you have a body, you are an athlete? and I kind of disagree as I have had many clients who weren?t athletes ? athletes have drive, passion and commitment! They will do everything that is needed to reach their goal! So when I say I want to train athletes, I guess what I really mean is that ?I want to train anyone with a body who has drive, passion and commitment?!

?

Uh, so what exactly is it that I do??

So where do I fit in?

Recently I have been having the hardest time defining what I do for a living. By trade I suppose I am a personal trainer, and some of what I do is personal training. But in a conversation I had with a client about personal training she claimed ?I could never see myself hiring a personal trainer?. I was almost scared to respond in case she found out that is exactly what I am! But, on deeper exploration, it turned out that she saw me not as a personal trainer but as her running coach and therapist! Similarly, I also have personal trainers who refer clients to me to improve their movement ? these trainers see me as a biomechanics expert and movement specialist. I also educate personal trainers (through live courses, article writing, and PT forums), making me, to some degree at least, an educator and a mentor?All this adds to my confusion of what it is that I actually do??

For now I have come to the conclusion that I am a facilitator of change through movement and exercise. I use movement and exercise to get someone from here to there. Whether they are overweight and want to lose a few pounds or they want to run faster, jump higher, get stronger, or get out of pain. If movement and exercise can help someone then that is where I come in. I am a catalyst for change. They supply the raw materials ? the body, the goal and the determination to succeed ? and I point them in the right direction and keep them from veering off course. If they have a body, a goal and the drive to achieve it, then with my guidance, success is inevitable.

This is the closest I have come to defining what I do!

I will keep you posted on any further epiphanies :-) ?in the meantime, if you?re a trainer, why not try asking yourself the same questions ? you might be surprised by your answers!

Study: US jails could safely hold Gitmo detainees

The controversial detention facility at Guantanamo Bay, Cuba, could be closed and the 166 detainees being held there could be absorbed safely by U.S. prisons, a government report says.

Many of the detainees are accused of plotting terrorist acts against the United States.

"This report demonstrates that if the political will exists, we could finally close Guantanamo without imperiling our national security," said Sen. Dianne Feinstein, D-Calif., the Senate Intelligence Committee chairwoman who released the Government Accountability Office study Wednesday.

The GAO study shows that U.S. prisons already hold 373 prisoners convicted of terrorism in 98 facilities across the country.

"As far as I know, there hasn't been a single security problem reported in any of these cases," Feinstein said. "This fact outweighs not only the high cost of maintaining Guantanamo ? which costs more than $114 million a year ? but also provides the same degree of security without the criticism of operating a military prison in an isolated location."

The study said there are six Defense Department prisons and 98 Justice Department prisons that could take the detainees, but it does say that existing facilities likely would need to be modified and current inmates may need to be relocated to make room for the new arrivals.

President Barack Obama ordered the closing of the Guantanamo's detention facility when he took office in 2009, but that was blocked by a Republican-led bill that cut off funding to move the detainees to the U.S. The lawmakers cited security concerns, saying the presence of the detainees would encourage terror attacks in the states or cities where they were being held.

Feinstein commissioned the study in 2008 to find out where the detainees could be held, if the White House was able to move ahead with Guantanamo's closure.

UK student escapes U.S. extradition in copyright case

LONDON (Reuters) - A British university student who launched a website linking to TV shows and films online for free has reached an agreement to avoid extradition to the US and possible jail over copyright infringement allegations, the High Court heard on Wednesday.

A deal struck on Wednesday means Richard O'Dwyer, the 24-year-old creator of website TVShack, which helped people watch free films but did not host content itself, will travel to the United States to pay a small fine and will not be extradited.

O'Dwyer faced becoming the first Briton to be extradited for such an offence and his lawyers argued he would effectively become a test case for copyright law in the United States.

Wikipedia founder Jimmy Wales launched a petition in June against the possible extradition and called O'Dwyer "the human face of the battle between the content industry and the interests of the general public."

The court heard O'Dwyer, from Sheffield in northern England, is set to go to the United States within two weeks and pledge not to break copyright law again, the Press Association said.

Home Secretary (interior minister) Theresa May agreed to O'Dwyer's surrender after a court ruled in January that his extradition would be lawful.

In October, May blocked the extradition of computer hacker Gary McKinnon on charges of damaging U.S. military systems in a case campaigners said highlighted the unbalanced nature of Britain's extradition treaty with the United States.

US softens China currency criticism

NEW YORK (CNNMoney) ?

The Treasury Department said Tuesday that China's currency remains undervalued, but stopped short of branding the country a currency manipulator.

In its semi-annual report on international exchange rates, the Treasury Department said Chinese authorities "have substantially reduced the level of official intervention in exchange markets" since last year, and have "taken a series of steps to liberalize controls on capital movements."

Critics blame Beijing for holding down the value of its currency, the renminbi, in order to boost China's competitiveness in international trade at the expense of other countries.

Republican presidential candidate Mitt Romney vowed during the campaign to brand China a currency manipulator, a potential step towards trade sanctions. The Obama administration, however, has avoided this designation.

The Treasury Department said in its report Tuesday that the renminbi has appreciated by 12.6% against the dollar when adjusted for inflation since June 2010. Nevertheless, it added that the renminbi "remains significantly undervalued, and further appreciation... against the dollar and other major currencies is warranted."

Treasury said that for China to secure sustainable growth going forward, it needs to increase domestic consumption. Additional renminbi appreciation is a "critical part of this process," the report said, as a stronger currency increases the purchasing power of Chinese households.

The oft-delayed report was originally scheduled to be published last month.

FORT MEADE, Md. ? The mental health of a U.S. Army private is the focus of a pretrial hearing on charges that he gave classified information to the secret-sharing website WikiLeaks.

The hearing for Pfc. Bradley Manning resumes Wednesday at Fort Meade in Maryland. He's seeking dismissal of the case, alleging he was illegally punished before trial by being held in needlessly harsh conditions.

The defense is seeking testimony from an officer whose command included the Marine Corps brig in Quantico, Va. Manning was held there for nine months in highly restrictive, maximum custody and "prevention of injury" status.

The former installation commander, retired Col. Daniel Choike (CHOY'-kee), testified Tuesday that brig commanders refused to ease Manning's confinement conditions as recommended by psychiatrists.

Manning faces a possible life sentence if convicted of aiding the enemy.

Palestinians predict historic UN vote on statehood

UNITED NATIONS (AP) ? The Palestinians predicted a historic U.N. vote recognizing their statehood this week, praising important new support from France on Tuesday and likely backing from other European nations seen as critical to enhancing their international standing.

The United States and Israel strongly oppose the resolution, and there are fears it could torpedo Palestinian hopes of quickly resuming negotiations with Israel to end their decades-old conflict. Israeli officials have already said they will not return to negotiations after the vote and believe it instead undermines hopes for a peace deal.

The General Assembly vote to raise the Palestinians' status from a U.N. observer to a nonmember observer state is scheduled for Thursday ? the "International Day of Solidarity with the Palestinian People" ? just a week after a cease-fire ended eight days of punishing Israeli airstrikes on the Gaza Strip and intense rocketing of the Jewish state by Gaza's Hamas rulers that reached Jerusalem and Tel Aviv.

Unlike the Security Council, there are no vetoes in the General Assembly and the resolution is virtually certain of approval. The 193-member world body is dominated by countries sympathetic to the Palestinian cause and the resolution only requires a majority vote for approval.

The U.N. recognition of their statehood would elevate the Palestinians to the same status as the Vatican, another nonmember observer state. However, a country's vote to raise the Palestinian status at the U.N. does not imply its individual recognition of a Palestinian state, something that must be done bilaterally. To date, 132 countries ? over two-thirds of the U.N. member states ? have recognized the state of Palestine.

The U.N. recognition, however, would add weight Palestinian claims for a state in the West Bank, Gaza Strip and east Jerusalem, territories captured by Israel in the 1967 Mideast war. Israel pulled out of Gaza in 2005.

The vote is taking place while the Palestinians themselves remain bitterly divided: Hamas, which does not recognize Israel's right to exist, claimed victory in the recent conflict and raised its standing in the Arab world, while the rival Fatah movement of President Mahmoud Abbas, which controls the West Bank, remained sidelined.

Abbas needs a solid vote in the General Assembly to strengthen his domestic position and he is flying to New York to present the case for U.N. recognition of the state of Palestine.

Riyad Mansour, the Palestinian U.N. observer, said the final draft resolution, which was only circulated to U.N. members late Monday, has close to 60 cosponsors and he expects more by the time of the vote.

"I think that the great majority of nations will vote with us because there is a global consensus on the two-state solution" that envisions Palestine and Israel living side-by-side in peace, Mansour said at a news conference. "So we expect a large number of countries to vote in favor."

The Palestinians have focused much attention on getting support from European nations because of the clout that their backing would give to Palestinian statehood dream. France came through Tuesday when Foreign Minister Laurent Fabius told Parliament in Paris that the country will vote "yes" on the resolution.

"We tried very hard to win the largest number of European countries to vote in favor," Mansour said. "We are delighted that a certain number have declared their support to our draft resolution including France and other key European countries, and I don't want to name them."

Portugal will also vote yes and Switzerland will likely back the resolution, but Germany is expected to vote no or abstain. Britain's position remains unclear.

Australian Prime Minister Julia Gillard announced in a statement Tuesday that her country will abstain.

Mansour said approval of the resolution will be "a historic moment" for the Palestinian people and for the United Nations.

The Palestinians are seeking to enhance their status because their application in September 2011 to become a full U.N. member state has been blocked. To become a member state, an applicant must be approved by the U.N. Security Council and the United States has made clear it would veto the bid until there is a final settlement with Israel.

Abbas' spokesman Nabil Abu Redeineh told AP on Tuesday that there was pressure "around the clock from all sides in order to prevent us going to the General Assembly."

But he said the move toward statehood would not be reversed and adoption of the resolution would be "a major turning point in the Palestinian-Israeli track and ... a Palestinian and Arab achievement."

The Palestinians hope to use their upgraded status to join additional U.N. bodies, such as the International Criminal Court, where they could attempt to prosecute Israel for war crimes or crimes against humanity.

The draft resolution makes no mention of the ICC. U.N. diplomats said the issue was raised during discussions with the Palestinians by some governments. Israel reportedly wanted to include assurances that the Palestinians won't go to the ICC, and that the resolution does not infringe on sovereignty, but these amendments were rejected.

Mansour told reporters the Palestinians' top priority is resuming negotiations and not going to the ICC.

"I believe that the day after we adopt the resolution, if the other side is ready and willing to negotiate in good faith with us, I believe that the Palestinian leadership would reciprocate in a positive way," he said.

"I don't believe that we are going to be rushing the second day to join everything related to the United Nations, including to the ICC," Mansour said.

He said if Israel acts in good faith, according to international law, "I don't think that anybody will be going after them for anything."

But if Israel continues to violate the law, refuses to comply with U.N. resolutions and keeps building settlements, he said, the Palestinians will look at other options to bring them into compliance.

Following last year's move by the Palestinians to join the U.N. cultural agency UNESCO, the United States withheld funds from the organization, which amount to 22 percent of its budget. The U.S. also withheld money to the Palestinians, and the U.S. Congress has threatened similar sanctions if the Palestinians improve their status at the U.N. again.

Israel also retaliated by accelerating settlement construction and withholding funds from the Palestinian government.

Mansour said he is sure Abbas will try everything possible to avoid any punishment after the vote, but if "some negative things are going to be imposed on us we will deal with them in the best way that we know how."

He also expressed hope that the resolution will improve prospects for reconciliation between Hamas and Fatah.

Asked whether Hamas supports a two-state solution, which would imply recognition of Israel, Mansour said "I think they would ? yes ? because it is in the interest of the Palestinian people."

An "artificial eye" is still a long ways off, but researchers have made the low-resolution devices now available useful in a new way.?Instead of trying to replace vision entirely, they only "translate" text, presenting it to the user in a more familiar format: Braille.

Today's retinal implants are promising and allow people suffering from certain kinds of visual disability to see very rough shapes and contrasts. But with a resolution of only a few hundred total pixels, they are unable to display the world in anything but the lowest fidelity.

But replicating vision isn't just about the view. Sighted people take the ability to read things like?street signs and menus for granted, but not only is this difficult or impossible for most visually-impaired?people, there are relatively few accommodations available, as there are for things like crossing the street or using an ATM.

With this in mind, the team at Second Sight decided to modify?an Argus II retinal implant system, in which visual signals are presented to the retina in the form of electrical signals. They hooked the built-in camera up to software that translates text it sees into Braille, and then sent that signal on to be displayed by the implanted electrode arrays.

Low resolution isn't a problem for Braille, since letters are represented as dots in a three-by-two grid rather than using the lines and curves of standard glyphography. In testing, they would show up to four letters at a time ? not efficient for reading longer sentences, but?enough to quickly differentiate between "left" and "right," "open" and "closed," or "men" and "women."

Their test subject?had limited success with the system: Already a user of Braille and the Argus II implant, he was able to identify letters correctly 89 percent of the time. But as the length of the word grew, success rate fell.

Still, any improvement over the previous system, in which the highly pixelated image could barely show letters or words at all, would surely be welcome to users of the implant. While for reading books and articles, Braille is much faster, that option doesn't exist for many signs and other pieces of writing.

At the moment, retinal implants are still something of a rarity; while hundreds of thousands could potentially benefit from the technology, they are still in a relatively early stage of development and have not yet entered widespread clinical testing. But whenever they start to be prescribed to the general population, having helpful alternative modes like this one could be very important to the people for whom they are intended.

The paper describing the research, "Reading visual braille with a retinal prosthesis," appeared recently?in "Frontiers in Neuroprosthetics." The lead author is?Thomas Lauritzen of Second Sight, in collaboration with colleagues from?Brigham Young University and two French vision research institutes.

Consumer rights have the reigns pulling the wagon in, bringing this proposal to the House. The Consumer Rights Collision is fighting HR 1909. This bill, if passed, would do away with all the payday lending industries protection that Maryland processes.

HR 1909 creates a charter that provides for the overseeing of the payday lender by the federal financial services and credit companies. This means that the comptroller of currency could and does regulate companies known as Ferederal Finance Services and Credit Companies. This bill was intended for the payday lender and other non-bank lenders, this bill would give these industries a way to skirt past strong scrutiny from the Federal Financial
Protection Bureau, as well as, other pertinent regulatory legislations.

Many of Maryland?s neighboring states, Delaware and Virginia, has introduced legislation that has tightened the reigns of payday lending and other non-bank lending without austraziing the non-bank lending industries ability to operate? in the state. The group of people most affected by the payday lender and other non-bank lenders are the impoverished. This group of consumers is unable to afford the high interest rates and end up getting another loan in order to pay of the initial loan.

Stay On The Right Side Of The Law With A Payday or Car Title Loan

Maryland is one of many states who have tried to outlaw the payday lender. Payday lenders have still been reaching the citizens, however, through the internet and through Maryland citizens crossing state borders in order to obtain a payday loan. To outlaw the Maryland payday lenders industry just causes less revenue and less spending for the state. Also, when the consumer uses an online payday service, he or she is fraught with the terms and conditions that the online lender is regulated under. Some online lenders could be Native Americans and have tribal autonomy or be from another country. A tribal affiliated lender claims that they do not need to follow the rules of the state or any other federal regulations. The tribal affiliated lender can charge a 700% interest rate or more to the borrower and the terms and conditions of the loan are not scrutinized. The borrower can be placed in a very dangerous financial situation. The overseas lender is not required to follow the rules or regulations set by the state or the federal government, either, so the same situation applies to these lenders.

Maryland would have more control over payday lenders, if payday lenders were allowed to operate within the state boundaries. Maryland could set the rules and regulations, to control interest percentages and rates, as well as, the terms and conditions attached to the loan that the payday lender is offering.The payday lender?s operations would better serve the citizens of the state and the citizens would be offered more financial protection. If the state of Maryland has no regulatory rules governing the payday lender, then its citizens are prey for the out of state online payday lender. The poor will always find a way to gain more cash, if the state wishes to help the poor, then they need to be more flexible as to the needs of the poor citizen. A payday loan, bad credit or no credit consumer, to get needed cash for their everyday payday to payday struggle.
